How Often Should I Sealcoat My Pavement?

Asphalt should be sealcoated every one to two years after it’s first paved and then every two to three years after. Your sealing schedule will depend on the amount of traffic and the condition of the asphalt. You should also have a professional check your pavement for cracks annually.

Concrete driveways should be sealed every four or five years, which will keep water from seeping into cracks in the pavement and creating larger cracks or potholes.

The Asphalt Institute estimates the cost of an unmaintained surface asphalt parking lot over a 15 year period is $39.07 per square yard. If sealcoating is performed every three years, the cost is $23.84 per square yard.

Why Sealcoat?

UV radiation also breaks down asphalt and concrete and weakens it so it can no longer hold the rocks and sand together, gradually damaging the top coat. The pavement then begins to look rough and potholes emerge in low areas of the parking lot.

The pavement, oxidizing under the UV radiation, loses its flexibility and becomes brittle. It then begins to crack and break. These cracks allow water and grass to further destroy the asphalt and the base below.

Another major factor in the deterioration of asphalt is the damage caused by man-made elements such as fuel, salt, antifreeze and oil that breaks down the oils and cohesive properties within the asphalt. These elements will dissolve into the asphalt and concrete causing them to soften and weaken. This can be seen in oil spots and gas spills.
